Responsibilities:

PRIMARY FUNCTION:
The Senior Corporate Real Estate Transaction Specialist manages all day-to-day activities related to leasing, selling or purchasing real estate in a geographic region, including management of all environmental issues, Owned Real Estate (ORE) and lease administration services.& Approves contractual arrangements and represents the corporation in matters associated with real estate development. The Senior Corporate Real Estate Transaction Specialist is responsible for processing real estate transactions regarding branch office expansion. The Senior Corporate Real Estate Transaction Specialist is further responsible for meeting all corporate real estate needs associated with strategic planning, and maintaining a five-year space utilization master plan regarding the location of all employees throughout the corporation for their geographic area.

10 or more years professional work experience in related field

The ideal candidate will be able to buy, sell, and lease commercial buildings and land owned by M&I.& Strong negotiation skills and a background in commercial real estate sales/brokerage are highly preferred.& You will be assigned a multimillion dollar/20-30 project portfolio comprised of buying, selling, and/or leasing commercial buildings and land.

This position requires a broad knowledge and strong understanding of the Owned Real Estate (ORE) process, including land/project development of properties into ORE at the proper price and sell them at the highest price in the least amount of time.& The Senior Corporate Real Estate Specialist must have a broad knowledge of real estate environmental issues and lease administration services.& In addition to approving contractual arrangements and representing the corporation in matters associated with real estate development, the Senior Corporate real Estate Transaction Specialist is responsible for processing real estate transactions regarding branch office expansion.

SPECIFIC DUTIES:
-Oversee and direct all corporate real estate projects within a geographic area.& Meet with Divisional and Regional management, as needed, to ascertain their specific real estate expansion requirements and provide updates on their pending transactions.& Ensure that a budget and/or performa needed to support the business case for purchasing real estate is prepared and approved by the appropriate persons prior to purchasing new real estate or selling existing corporate owned real estate.
-Perform and coordinate all actives involved with corporate real estate transactions, including but not limited to, preliminary planning for land purchases, site survey, preliminary site layout, title searches, environmental issues, property acquisition studies, cost analysis, negotiation of deals, legal work, utility reviews, preparing and reviewing and negotiating lease documents, and other due diligence prior to closing on real estate purchases
-Manages leases for all locations within geographic area.& Negotiates favorable lease terms and monitors lessee compliance.
-Manages the company's Commercial owned real estate portfolio throughout the United States.& Provides advice and guidance to officers engaged in managing commercial real estate acquired through foreclosure.& Reviews and recommends objectives and procedures to ensure conformity with M&I's policies as they relate to ORE activities.&

ADDITIONAL QUALIFICATIONS:
-A broad and comprehensive business administration background including management experience is required.& In-depth knowledge of commercial real estate, building management and construction, systems and procedures, general management services and awareness of space utilization.
-Must have excellent negotiation skills.& This includes the ability to maintain an excellent working relationship with all vendors, brokers, customers, regional management and fellow employees.&
-Managerial skills to select key employees/vendors and direct work through them.
-ability to plan, analyze, and develop viable solutions for building, ground, and general service problems while maintaining an overall perspective of corporate needs to ensure effective utilization of resources.
